Gaps for the next research pass

  • A complete September 2026 US hotel-performance release and the most recent October weekly trading release were not verified. The dated September weekly observation must not be presented as either of those results.
  • No licensed, property-level comparable set for 30–150-room independent and soft-branded hotels was available. Destination-specific achieved ADR, occupancy, channel contribution and operating margins remain a priority.
  • No sufficiently comparable, verified transaction dataset supports a boutique-hotel cap-rate range or market valuation. Obtain sale terms, normalized earnings, capital obligations and transaction dates before adding valuation benchmarks.
  • The soft-brand example uses one published FDD and selected standard fees, not an executed property agreement or complete affiliation model. Obtain current amendments, incentive terms, loyalty assumptions, required works and independent-case costs.
  • Current property-specific lender terms, insurance quotations, technical surveys and contractor budgets are missing. National commentary cannot clear those acquisition assumptions.
  • The job-board evidence is a single advertised role at a larger property; it is not a compensation benchmark. Build a local, role-matched sample and validate actual recruitment costs.
  • NYC and federal fee-disclosure requirements were researched, but no property-specific legal review or nationwide local-rule survey was performed.
  • Buy-side keywords are used as editorial hypotheses, not verified search-volume findings. Validate priority queries through US keyword data, Search Console and buyer interviews before building the publication calendar.
  • 2 source URL(s) in this document had restricted retrieval, minimal extractable text or no separate current recheck; source-status labels identify them. Obtain controlling documents or direct confirmation before a transaction-specific use.
