Expert Q&A

How should the interviewer distinguish an expert answer from a publishable claim?

Key Margin research deskSection 06Page 23 of 27

Separate the proposed framing, the expert’s actual words and the evidence that supports them. No proposed interview in this document represents a completed interview.

Use this capture sheet for each conversation:

Field Required entry
Question and decision Which acquisition, operator, affiliation or financing assumption the answer could change
Contributor Name, role at interview date, relevant experience and disclosed interests
Answer status General opinion, described experience, document-supported fact or hypothesis
Supporting material Permitted document or public link, period, population and definitions
Boundary What the answer does not establish for a 30–150-room target property
Quote permission Exact approved wording, attribution, approval date and any restrictions
Follow-up One unresolved question and the person responsible for obtaining evidence

If an expert cites a successful assignment, ask what changed besides the intervention being discussed: renovation, market recovery, operator transition and new demand can confound a simple before-and-after comparison. Request an unsuccessful or difficult case as well, subject to confidentiality.

If two experts disagree, preserve the disagreement and test whether different definitions, periods or property types explain it. Do not blend competing numbers into a new “consensus” estimate without a defensible method. Obtain confirmation before presenting any proposed contributor as participating.
