Capture a decision record, not merely a transcript. Use this proposed template for each material conclusion:
| Field | Required entry |
|---|---|
| Decision affected | Bid, operator appointment, affiliation, capital approval or financing |
| Expert conclusion | Clear statement, including conditions and uncertainty |
| Supporting evidence | Document, date, page/cell and permission to use |
| Cash-flow effect | Amount or range, period, calculation and funding implication |
| Alternative explanation | What else could explain the observation? |
| What changes the conclusion? | Specific evidence or threshold |
| Action | Proceed, renegotiate, obtain evidence, defer or stop |
| Accountability | Named owner and deadline |
What should be sent before an interview?
For a live assignment, request an authorized, appropriately redacted package containing:
- Property description, room inventory, decision deadline and ownership objectives.
- Monthly operating statements, balance sheets and available cash reconciliations.
- Forecast assumptions and permitted benchmark extracts.
- Operator, brand and financing proposals or relevant executed provisions.
- Capital plans, technical findings, insurance information and tax assumptions.
- A short list of disputed assumptions—not only the seller’s presentation.
Ask each contributor to disclose relevant commercial relationships and distinguish direct experience from general opinion. Obtain written approval for the final attributed quotation and confirm that confidential examples can be published.
What can public interviews contribute before outreach?
Michelle Russo’s January 29, 2026 podcast interview offers background on her data-oriented approach and career in appraisal and asset management. No Vacancy’s March 26, 2026 interview with Olympia Hospitality’s John Schultzel emphasizes examining payroll and other individual expense items. Use these to prepare sharper questions, not as proof of results at the subject hotel. (itspersonalstories.buzzsprout.com)
Publication boundary: This document is investment-research preparation. It does not replace a property appraisal, legal or tax opinion, engineering survey, insurance placement or lender credit decision. The proposed expert quotations must remain blank until interviews and permissions are complete.
