Choose proceed, renegotiate, pause or stop—and specify why. A useful investment-committee memo should contain:
- The asset and transaction perimeter.
- Normalized current earnings and the adjustment bridge.
- Market evidence and unresolved demand assumptions.
- Initial capital, recurring replacement needs and construction dependencies.
- Operator/brand economics and material contract constraints.
- Total equity, monthly liquidity and financing conditions.
- Base, downside and combined-adverse cases.
- Buyer’s price ceiling and the assumptions that move it most.
- Open conditions, responsible parties and deadlines.
- The transition plan and first ownership reporting requirements.
Use a quantitative issue register wherever possible: finding → change in annual cash → change in upfront equity → timing → mitigation → acceptance authority.
The DIY standard is not that every uncertainty disappears. It is that each material uncertainty has an owner, an economic consequence and an explicit decision.
What this public research establishes—and what it does not
This guide establishes a workable investigation sequence, dated regulatory and reporting checkpoints, actual examples of fee structures and selected published cost references. It does not establish a particular hotel’s value, achievable ADR, insurability, permit outcome, financing availability or appropriate purchase price. Those require the property’s records, local evidence, specialist conclusions and executable offers.
