Affiliation should improve risk-adjusted owner cash after all fees, capital and restrictions—not merely increase bookings through the brand’s channels. Test independent and affiliated operation using consistent property assumptions.
Obtain the complete affiliation package
Request the applicable disclosure document, proposed agreement, property-improvement requirements, technology scope, opening timetable, fee definitions, operating standards and relevant performance disclosures. For an arrangement subject to the FTC Franchise Rule, the FTC describes a minimum 14-day disclosure period before signing or paying the franchisor or an affiliate. Ask franchise counsel to confirm applicability, exemptions and any additional state requirements. (ftc.gov)
What does fee layering look like in an actual document?
Marriott’s March 31, 2026 Autograph Collection FDD, Item 6, lists a 5% room-sales franchise fee and a program-services contribution comprising 2.02% of room sales, $38,488 annually and $450 per guestroom annually. The 2.02% already includes the stated 1.5% marketing contribution; adding that marketing percentage again would double-count it. Other charges apply, so this is not an all-in affiliation quote. Do not apply these terms to a different brand or assume a membership arrangement has the same legal or economic structure.
Build an incremental cash-flow comparison
For each year, model:
Incremental room and ancillary contribution + demonstrable cost savings − incremental affiliation/operating charges − incremental capital and transition costs = incremental affiliation cash flow
Distinguish:
- Genuinely additional demand.
- Existing guests moving into a newly charged channel.
- Rate improvement on existing bookings.
- Displacement of higher-contribution business on busy dates.
- Benefits that depend on renovation rather than affiliation alone.
Illustrative operating break-even: if additional recurring costs are $180,000 and incremental revenue contributes 60% after all variable costs, $300,000 additional annual revenue covers those recurring costs. It does not recover upfront capital or address ramp-up, financing, taxes or exit restrictions.
Run a multi-year discounted cash-flow comparison for the actual decision. Include a case in which channel mix changes but total demand does not.
Gate 8: ask the brand and operator to explain the source of incremental demand. Brand-channel production is not, by itself, evidence of incremental owner profit.
