Should you self-operate, hire a boutique specialist or use a larger management platform?

Choose the operating model according to the capabilities you must buy and the responsibilities you can genuinely retain. Our recommended comparison is below; the fit assessments are conditional, not claims that one category delivers higher returns.

Operating approach When to shortlist it What to include in the cost comparison Evidence required before appointment
Owner-operated, with selected outsourced functions Ownership can supervise the general manager, finance, employment matters and commercial execution A market-based cost for owner time; property leadership; accounting; revenue management; technology; relief coverage Named responsible people, realistic coverage and a monthly reporting process
Boutique specialist or regional operator The property depends on distinctive positioning, local demand and an operating model that must fit a smaller revenue base Base and incentive fees, central services, minimum charges, travel, mobilisation and property payroll Relevant hotels with similar room counts, seasonality and food-and-beverage complexity
Larger platform with a lifestyle division The hotel requires several disciplines, complex food and beverage, substantial repositioning or wider organisational support Which corporate resources are included, separately charged or shared; allocation methodology Named deployment team, regional workload and comparable assignments—not just portfolio scale
Retain incumbent with a documented improvement plan The deficiencies appear remediable and switching costs are material Cost of remediation versus termination, recruitment, systems migration and disruption Agreed milestones, reporting improvements and enforceable accountability reviewed by counsel

What can public evidence establish about named boutique hotel management companies?

It can support a shortlist, not an investment ranking. For a Davidson versus CoralTree versus Charlestowne comparison, the defensible starting point is each firm’s stated service scope, followed by property-specific proposals and owner references.

Provider Publicly evidenced capability Our suggested diligence emphasis What the cited evidence does not establish
Lark Hospitality Its management service page lists staffing models, training, vendor relationships, operational supervision and maintenance coordination. (larkhospitality.com) Test the staffing and central-support model against the hotel’s actual scale and opening calendar Your fee schedule, assigned team or expected owner cash
Charlestowne Hotels Its revenue-optimisation services include distribution management, commission negotiation, pricing, segmentation and forecasting. (charlestownehotels.com) Request channel-level contribution reporting and a property-specific commercial plan A verified margin advantage over another operator
Davidson Hospitality’s Pivot Davidson identifies Pivot as its lifestyle operating vertical and describes operations, direct sales and whole-property revenue-management capabilities. (davidsonhospitality.com) Identify the actual regional and property personnel, included resources and ancillary-business responsibilities That a larger platform is automatically more economical for a smaller hotel
CoralTree Hospitality Its published scope includes lifestyle and resort management, development services, restaurants, golf, wellness and spas. (coraltreehospitality.com) Separate the services your property needs from broader capabilities that may be irrelevant A standard fee, minimum hotel size or guaranteed performance

Ask shortlisted firms for permissioned evidence from comparable assignments: original budget, actual results, capital invested, changes in market conditions and the period under management. A before-and-after improvement is not, by itself, proof that management caused the improvement.

Why should buyers scrutinise finance staffing rather than just the corporate fee?

Require each proposal to name who prepares the accounts, controls cash and explains variances. A June 26, 2026 finance-director posting for the 134-room Hotel Heron describes budgeting, forecasting, cash-flow reporting, internal controls and management-agreement compliance. It is a useful property-scale example of the work involved—not a staffing ratio or salary benchmark. (hcareers.com)

Our recommendation is to ask bidders to identify the location, availability and backup arrangements for every material finance function. A low corporate fee is not an adequate answer to an unstaffed responsibility.
